Step 1: Custom Home Design
We craft your home plans with uniform quality standards, ensuring that each home embodies our clients' unique preferences whilst remaining cost-effective.
Step 2: Financing Solutions
Navigating the credit process is crucial in determining your loan's interest rate and terms. We're on hand to facilitate an appointment with a construction lender to start this process.
Step 3: Land Acquisition Assistance
Engaging a real estate agent is advisable; they can provide listings and help address any queries you might have regarding land selection.
Step 4: Land Purchase Offer
The specifics of making a land offer, including contingencies, vary based on locality and project site characteristics. Rely on your Project Management Team to gather complete an infield site evaluation to confirm all required land amenities.
Step 5: Site Evaluation
Following an offer on a potential site, we conduct a site visit to estimate site project costs. We will then finalize the contract to include all necessary options and land improvements.
Step 6: Contract, Appraisal, and Underwriting
It is essential that all chosen options and amenities are detailed in the final contract to ensure they are accounted for in the appraisal process.
Step 7: Final Stages Before Closing
You are now approaching the closing process, where property ownership will be transferred to you. There are just a few more steps to complete before this milestone.
Step 8: Utility Setup
At this juncture, we assist you submit applications to utility providers. Our team will guide you through the subsequent steps.
Step 9: Final Project Review
Before commencing construction, we will meet to thoroughly review your project and clarify any outstanding questions.
In-Field Construction Phases Overview
Phase 1 – Foundation and Plumbing
The site is prepared, and foundation footers are poured. Following inspection approvals, rough plumbing is installed and inspected.
Phase 2 – Framing, Roofing, and External Features
The home's framework is established. This includes installing walls, roof trusses, windows, and external doors.
Phase 3 – Intermediate Phase/Internal Systems
This phase sees the installation of HVAC, plumbing, electrical systems, roofing and lath.
Phase 4 – Close-In
We focus on the home's "skin" – insulation drywall, stucco finish
Phase 5 – Finishing Touches
Interior features such as cabinets, countertops, and paint are completed, along with flooring and final HVAC, electrical and plumbing fixtures.
Phase 6 – Final Adjustments
Final adjustments are made, including a walk-through with the project manager, final inspections, and orientations, culminating in the final payment and permission to move in. The construction timeframe will depend on the complexity of the project, however, 9 to 12 months is typical from commencement of construction to completion.
